Virtual Staging Services
360 Space provides virtual staging services that furnish empty rooms digitally for resale listings and rentals. Virtual home staging shows buyers how a space can live, without moving a single piece of furniture.

02What it is
What is virtual staging?
Virtual staging adds furniture, decor and lighting to photographs of empty rooms. Digital staging helps listings stand out and helps buyers understand scale, especially in empty room staging for resale and rental homes.
We stage rooms in styles chosen for the likely buyer, keeping walls, windows and floors true to the photograph.
03Disclosure
Disclosure and ethics for listings
Virtual staging should help buyers imagine, never mislead them.
How we keep staging honest
- 01We do not change walls, windows, views or room size
- 02Listings should state that images are virtually staged
- 03Keep the original empty photo available to buyers

05How it works
Virtual staging adds furniture and decor to a photograph of an empty room, digitally. We start from a good photograph of the room, match the camera angle and lighting in 3D, and place furniture and accessories that suit the room and its buyer.
06Use
Where virtual staging is used
Virtual staging is a marketing tool for finished spaces. These are the places it is most often used.
Resale listings
Owners and agents show empty flats furnished, so buyers can judge the space more easily than from bare walls.
Rental listings
Landlords and managers present units clearly for tenants who search online.
Ready inventory
Developers with completed but unsold units show them styled without the cost of furnishing every one.
Serviced and co-living
Operators show how rooms look when furnished, before the final fit-out arrives.
Commercial spaces
Empty offices and retail units are shown in a layout that explains how the space can be used.
Home sellers and agents
Brokers add value to listings with a set of staged photographs ready for online portals.

01
How virtual staging works, from empty room to furnished image
The result looks like a styled room photographed by the listing agent, but without the cost and logistics of moving real furniture.
The key to believable staging is perspective and light. Furniture has to sit on the floor at the right scale, cast shadows in the direction the real light falls and reflect the room faithfully. We reconstruct the room geometry from the photograph, place furniture within it and render it with matching light, so the result reads as part of the original image.
Virtual staging is different from a rendered interior. A rendered interior builds the room from drawings and suits unbuilt spaces. Virtual staging starts from an existing photograph and suits finished spaces that are empty, such as resale flats, rental units and ready inventory.
What to send for virtual staging
- Sharp photographs of each empty room, taken straight on
- The room function: bedroom, living room, study
- The buyer or tenant you want to appeal to
- A preferred style or a reference image
- Any fixed features that must remain visible, such as built-in storage
02
Staging styles and who they suit
The same empty room can be staged in several styles.
| Style | Look | Likely buyer or tenant |
|---|---|---|
| Contemporary | Clean lines, neutral colours, minimal accessories | Young professionals and first-time buyers |
| Warm modern | Timber tones, soft textiles, layered lighting | Families and long-term residents |
| Classic | Traditional shapes, richer colours, formal layout | Established buyers and premium resale |
| Rental ready | Practical, durable looking, easy to live in | Tenants and corporate leases |
| Studio compact | Space-saving furniture, multi-use pieces | Small units and investors |
03
Virtual staging compared with physical staging and rendered interiors
Physical staging brings real furniture into a space. It gives a true impression in person and in photographs, but it takes time, storage and handling, and it only works while the furniture is in the room. Virtual staging works from photographs, can show several styles from the same room and can be updated for different buyers.
A rendered interior is the right choice for spaces that have not been built. It is created from drawings and does not need a photograph. Developers often use rendered interiors for the launch and virtual staging for the ready inventory that remains afterwards.
For finished spaces that you want to market quickly, virtual staging is usually the most practical choice. For spaces that are still on paper, see 3D interior visualization.

Which approach suits your space
A short guide to choosing between physical staging, virtual staging and rendered interiors.
| Situation | Best approach | Why |
|---|---|---|
| Finished, empty, being listed now | Virtual staging | Fast, works from photographs |
| Finished, furnished, needs a tour | 360° photography | Shows the real space |
| Not yet built | Rendered interior or tour | No photograph exists yet |
| Show flat for a launch | Rendered interior or physical show flat | Controlled, high-quality presentation |

Staging honestly: what virtual staging should and should not do
Virtual staging should help buyers see how a room can be used, not hide what is wrong with it. We do not remove permanent flaws, change structure or alter windows and views. Furniture is placed at believable sizes, and the room is shown at its real proportions.
We recommend labelling virtually staged images in listings and including a photograph of the empty room. This protects the seller and builds trust. Many buyers are comfortable with staging when it is clearly described, and unhappy when they feel misled.
If a room has an issue buyers will notice, such as a marked wall or damaged floor, we advise fixing it or leaving it visible. Staging is about potential, not concealment.
Rules we follow for staging images
- No change to structure, windows or views
- Furniture at real scale
- Labelling recommended in the listing
- The empty room available for comparison
- No removal of permanent defects
08FAQ
Questions about virtual staging
What is virtual staging?
Virtual staging is adding furniture, decor and lighting to photos of empty rooms digitally. 360 Space stages resale and rental listings so buyers see how a room can be used, without physical staging.
Is virtual staging allowed in property listings?
Virtual staging is widely used in listings when it is disclosed. 360 Space recommends labelling staged images and keeping the empty photo available, and never alters walls, windows or views.
How many styles can you show?
360 Space can stage the same room in several styles so the listing can target different buyers. The number of styles is set in the scope.
How fast is virtual staging?
Virtual staging turnaround at 360 Space depends on the number of rooms and styles. The quote states the schedule once rooms and styles are counted.
Can you stage a room from a phone photograph?
360 Space can stage a room from a sharp, well-lit photograph, including one taken on a phone, if the camera is level and the room is fully in view. Poor lighting or heavy distortion limits the result, so we advise on retakes before we start.
Should virtual staging be labelled in a listing?
Yes. We recommend labelling virtually staged images clearly in the listing and showing the empty room as well, so buyers understand what they are seeing. This protects the seller and builds trust, and many portals ask for it.
Can I try more than one style in the same room?
360 Space can show two or three styles for the same room, so you can choose the one that suits your buyer. Each style is placed in the same photograph with matching light, which makes comparison straightforward.
Is virtual staging suitable for unbuilt projects?
No. Virtual staging needs a photograph of an existing room. For spaces that have not been built, we produce rendered interiors or rendered 360° tours from drawings, which show the same kind of furnished view without a photograph.
Will you remove flaws from a room when staging?
360 Space does not remove permanent flaws, change structure or alter windows and views. We place furniture at real scale and recommend labelling the images and showing the empty room, so buyers know exactly what they are looking at.
